What You Need to Know
DCS Home Inspections LLC will provide a thorough and detailed visual inspection of the structure and main operating components and systems of the home to help you reduce your risk by making you aware of costly defects or needed repairs that may not have been apparent to you.
Important information
After scheduling your Home Inspection with DCS Home Inspections LLC, you will be sent a confirmation e-mail with you contact information, property address and date/time of inspection. Please review this information for accuracy. Along with the confirmation, you will also be sent a Pre-Inspection Agreement which must be signed prior to the inspection. For your convenience it can be signed electronically. Payment is due at the time of inspection, If you can not attend, payment is due prior to the inspection. Payments can be made by cash, check, credit card or mobile pay.
The inspection will take 2-4 hours depending on the size, age and condition of the property. The inspection will not be rushed and there will be plenty of time to answer any of your questions. You are strongly encouraged to attend the inspection. There will be a great deal of information in your report and being at the inspection will help you better understand any issues that may be present. After the inspection you will receive a digital report usually within 24 hours.

Your inspection report
DCS Home Inspections LLC will provide you with a thorough and easy to understand computer generate report usually within 24 hours of the inspection. The report will include descriptions with digital pictures to help clarify items of concern and a summary for quick reference. You are encouraged to read the entire report as to better understand the condition of the property. Most of the items in the report will be maintenance recommendations and minor imperfections or suggestions for improvements. The report will also give you locations of key areas such as gas shutoff and the main water shutoff. The issues that really matter would be major defect such as structural failure and safety issues. These types of issues should be addressed as soon as possible to protect life and property.

Pre-inspection checklist
For the most complete and accurate home inspection, there are a few things that will need to be done prior to the inspection.
- Be sure that all utilities are turned on and that all pilot lights are lit. The inspector will not light any pilot light nor turn on water or gas that has been shut off.
- Be sure that stored items that may block access to attics and crawl spaces have been removed. Many attic hatches are in closets and are not accessible without removing the closet contents. The inspector will not move stored items to gain access.
- Be sure that stored items that may block access to electrical panels, HVAC equipment and water heaters have been removed. The inspector will not move stored items to gain access.
- Be sure that pets have been removed from the property or safely contained for the inspection.
Standard Of Practice
As a State of Ohio Licensed Home Inspector, DCS Home Inspections LLC is required to follow the Standards of Practice and Canon of Ethics dictated by the state.
